Tenancy Agreement Generation form

 

 

    YAB Staff complete this form to generate a tenancy agreement. The agreement and certs will be automatically emailed to the tenant, YAB and the landlord will be emailed basic tenancy details. Before completing the form Ideally copy all the necessary certs, etc onto onedrive moveins folder and obtain the meter readings. Use the IPAD to complete the form as you will need to request the tenant(s) to sign online form

    Tenant Pre-move in Checks

    a) Landlord update and Landlord contract:


    Contact the landlord to inform them of the prospective tenant, seek their approval and request completion of the landlord contract form before proceeding any further. Update the gemini journal with what was discussed

    b) Right To Rent Check:


    It is a legal requirement to ensure the tenants have provided the correct ID, proof of address and necessary references. Please refer to the reservation form for the required ID, etc)


    c) Help the Move:


    Help the move needs to be completed before the move in or utility bills wont bt transferred to the new tenant

    d) Keys for the tenant:


    Make copies of keys for the tenant and ensure landlord request form is completed for the costs

    e) Rent / Deposit Payments:


    The tenancy agreement cannot be generated until rent / deposits have been paid to YAB, the deposit should be up to 1 months rent

    f) Property Check-in inspection:


    The property check in inspection MUST be undertaken prior to tenant moving in or on the day that the tenant moves in. This can be arranged by contacting YAB inspector to meet tenant at the property to complete the checkin

    g) Meter Readings:


    h) Compliance Certs:


    A property available for renting must have a valid EPC certificate with a minimum rating of E. Please contact certs@yabltd.com to organise a 10 year certificate






    It is a legal requirement to have a valid gas safety certificate which MUST be provided to the tenant beforehand. Please email certs@yabltd.com requesting a 12 months gas cert for this property






    It is a legal requirement to have a valid electrical safety certificate which MUST be provided to the tenant beforehand Please email certs@yabltd.com requesting a 5 year electric cert for this property

    It is a legal requirement to have a valid HMO or selective licence certificate which MUST be provided to the tenant beforehand movein, you can check the local council web site to verify if property falls within a selective licence area and Email certs@yabltd.com requesting a selective licence is required.
