Applying For A Property
When you view a property, you will be asked to complete an Application Form. We will then take professional and character references and carry out a credit check if you are keen to rent the property.
Due to the volume of interest in properties offered by Yorkshire Accommodation Bureau, we advise that you contact us as soon as you notice a property which is potentially to your liking.
Utility Accounts
You are responsible for all Utility accounts. Gas, Electricity, Water, and Council Tax are to be set up immediately once you have successfully signed over for the property. Other additional services such as Telephone, Sky Satellite, Broadband, TV Licence are optional if required but must again be your responsibility.
Contents Insurance
We recommend you take out tenants insurance to protect all your personal belongings.
Inspections
We will inspect the property quarterly. You will be notified of the date and time of these inspections so that you can arrange to be present. You will be asked to sign a Property Inspection Report after each inspection to identify any problems and to agree in principle any required action.

Fees
We always monitor our fee scales and try to keep them to a minimum. They remain considerably cheaper than the majority of Agents in South Yorkshire. Further information regarding administration fees is available from our office upon request.
First guarantor application and referencing – no charge. If the guarantor is not acceptable, subsequent guarantor applications will be charged for.

Rental Payments
You are contractually required to adhere strictly to the rental payment schedule. Rent is payable monthly in advance. The first month’s rent must be paid by cash, banker’s draft or cleared funds before you occupy the property. The second and subsequent months are paid by bank standing order.
Deposit
From 6 April 2007, all landlords and letting agents taking deposits for assured shorthold tenancies (ASTs) in England and Wales must safeguard them with a Government-authorised tenant deposit protection scheme
Age Requirements
The minimum age in order to take out a tenancy is 21 years and you must be in full time employment. Whilst we generally have a no pets policy, we do sometimes offer properties whose landlords will cater for pets. (Subject to availability, where extra terms and conditions apply). You will need to specifically ask the office for such details and availability.
If the property is for more than one person, then the following documents must be produced for each individual:
- Photo ID – Drivers Licence/passport/Employment ID
- Contract of Employment
- Bank Statements
- Previous 2 wage slips
- Reference from Current Landlord
